  1. Interview client to identify scope of assignment and develop a specific real estate strategy
  2. Perform market research including a complete market study to gather, review, and verify data accuracy, availability, and suitability of potential properties
  3. Gather existing leases and property information, if applicable
  4. Provide client with timely and concise reports that include everything needed to keep lenders and/or partners up-to-date on key issues
  5. Develop services proposal customized to meet and exceed the needs of the assignment
  6. Coordinate and schedule tours of selected properties to assess physical condition and property characteristics, evaluate available spaces, and narrow alternatives
  7. Develop procedure for client review and approval of all steps throughout the lease and/or sale process
  8. Prepare financial analysis or alternatives using sophisticated lease/purchase software
  9. Assist in the final assessment to help client select the best property option
  10. Draft Letter of Intent and negotiate terms with potential property representatives
  11. Coordinate legal review with client’s legal counsel
  12. Negotiate best and final transaction terms
  13. Coordinate preliminary space planning and construction cost estimates
  14. Oversee final planning and construction process to ensure the property is ready for move-in on time and on budget
  15. Provide client with timely and concise reports that include everything needed to keep lenders and/or partners up-to-date on key issues
  16. Work closely with title company and all parties to facilitate a seamless closing
